I don't rent to anyone with pets because they aren't home owners and never take care of the property properly with a indoor or outdoor pet.

My plan is to redesign the house and make it a 2 bed/1 bath with indoor stackable laundry and a large living room/dining area/kitchen space.

I understand tenants concerns and want to figure out a win/win situation here.I was considering buying 1 A/C window unit or indoor door A/C unit for each property as a backup for emergencies.  

We'd like to be aggressive and double in doors each year for the first 5 years, then reassess our needs for growth vs. consolidation.We are talking our first steps now.

Must have an indoor laundry room and either have a dishwasher or space for me to put one in.And cash flow a minimum of $300 a month.

Slipcovered furniture, cheap (but nice) indoor/outdoor reversible rugs, storage area for skiis, snowshoes, all that stuff.

With a conservative rental estimate of $10/ft NNN (there are some unique features, indoor paint booth, tons of yard space), it works out to be a 10% cap rate. 

I'd like to tighten up my contract so this is not an issue in the future.I think what I will do in this instance is send a notice to cure (citing "indoor smoking" and "illegal activities" in the lease), but I want to make sure that future contracts have items against the mere use of the unit (regardless of whether or not the activity is illegal).
