I suggest you talk with a good independent agency who has specialists in commercialreal estate, rather than dealing with a captive agent.

I’ve been an independent contractor for about 6 months, and am looking to buy my first property but am having trouble securing financing due to that I don’t have two previous years of 1099 tax forms (because I’m fresh out of college).

The two I seem to like the most (both NARPM certified too) is: One Stop Property Management (Jim) based in Independence MO. and Home Rental Services, Inc (Paul) based in Overland Park, KS.   

(Remember, you must be able to take care of those emergency repairs immediately, so living 60 miles away, unless you have independent contractors doing the work for you would not be a good idea.)

As an independent insurance agent and investor I second what @Jason Bott said above.

I would recommend that you look for an Independent Agent that represents multiple companies and handles both Business and Personal Insurance. 

Make sure the appraisal is by someone independent.
