The folks here are giving you solid advice to do everything in your power to avoid taking ownership until he passes.

Most “service dogs” are not service dogs, just like most folks parking in designated handicap parking places are not legitimately handicapped.  

I rent to folks with disabilities, my advice would be to take "disability" out of the equation and vet them just like any other tenant such has been suggested above.
