Skinny FI they would call it today.The biggest way I reached it quickly was to pare down the lifestyle initially and educate myself to perform high dollar tasks myself while not paying a bunch of ordinary income or self-employment taxes.So many slog off to commute and punch in yet think nothing of paying 'professionals' thousands of dollars to do things they could do themselves.

I've read a lot on Bigger Pockets about property managers that aren't doing their jobs.The other factor is that property managers charge in the neighborhood of 20% and that makes most properties very skinny return for short term rental.I don't kow if the investor is interested in making a profit but realistically I'd assume an 75% to 80% occupancy rate and see if the numbers work.

Here's the skinny: Now that you have an NOI, dividing it by an acceptable cap rate for the property will get you in the Ballpark.

ETC ETC.But don't be afraid to talk with them, and get the skinny you will learn a lot about how this bizz works talking with any and everyone who wants to sell be it distressed assets.. inherited and wants quick cash.. etc.My most successful clients that I fund for this activity don't wait for calls they identify the properties then attack it like they were private investigators doing a skip trace that's were the deals are made.
