I think it's safe to say that the South side has pockets that are horrible and some that are great -- same as the North side.

@Davon LoweryI am so glad this turned out great, but it could have easily turned out horribly. 

I have heard from people that around that area is horrible drugs and gangs and violence and stuff so I got kind of scared to look in that area but hey your there right now and if you have properties there thats awesome.

I work 50 hours a week, I am a single mom, I have a great career and I'm trying to start out in RE investing but I feel like I made a horrible mistake in buying this house.

What I'm saying is that if you are in the MHP niche, more often than not, you are buying nothing more than the broken pieces of someone's horribly mismanaged property.  

I managed it myself and did a horrible job for the first few years!

I have a woman who would like to rent but she told me she has horrible credit due to a divorce, I figured that if she had good references from previous landlords I could possible move forward but she doesn't have any references either. 

I was 29, new, and had a horrible agent.

Also, I have had wholesalers provide me with horrible rehab estimates where they overlook some important issues (like an $8k electric wiring update).
