If you can get a note for 200K at no interest and you have completed your due diligence on this deal, then go for it. 

I'm currently looking at a Multi Family deal with Victor and Y Street Capital and was hoping to connect with someone that has worked with them in the past.  

I also agree that Akron is a viable area as well, but Im still finding the best deals in and around Cleveland.

Its hard to find deals unless you are connected, advertise a lot, cold call a lot, knock a lot, and/or work very hard at it. 

Unfortunately, every transaction is different, and oftentimes some transactions are more tricky to deal with than others.

What kind of deals are you looking at? 

I am researching my first deal in town (a foreclosure), and hoping to slowly but surely acquire properties for cash flow and retirement security. 

@Brett K. we manage in Class C areas, so have to deal with this a lot.Options:1) Boardup - pretty useless as easy to rip the off and advertises the property as vacant.2) Armor Guard door frame reinforcement with temp double-key deadbolts.

Out of state investors can do really well here, but you can also lose a decent chunk of money if you buy wrong.Lots of out of state investors, especially those from California get a little blindsided because everything here is so cheap it all looks like a guaranteed great deal.
