If you lie with intent on a 1003 application which is a federal form, you can be charged with loan fraud, bank fraud, & wire fraud.

But there are 5 people who live there and recent trash/wrappers are often lying around. 

My tenant is three weeks late on rent, and he said he cant afford my place and has agreed to move out, however his word means nothing because he lies quite a bit, do I need to still file an eviction or have him sign a contract saying he agrees to move out in a certain time frame.

Numbers don't lie.

Maybe quicken loans lied to me or was confused what I was asking.

I know late payments aren't indicative of a fibber but your tenant has every incentive to lie to you about the PM to paint themselves in a better light. 

Anyone that says your house is an asset is lying, they are really a liability. 

But to everyone's point above you really have to work on finding the deals that aren't on the MLS which can be much more challenging but obviously that is where the 'homerun' deals are going to lie.
