It all seems a little overwhelming and outside my skillset.I don’t want to give up just yet and think maybe I just need a boost of confidence and a push to make my first deal or acquisition happen.

Right now in 2024, in most good markets, I can confidently say you will NOT FIND anything below market value that's nice.

Would need to know more about the project but fairly confident in that market myself.
