I have seen other groups go down in flames because they were not properly registered with the SEC. 

Adding fuel to the flame may not be a good idea.  

What we have here is a case where someone wants to design an electrical circuit to accomplish a result without knowing how electricity flows and what resistance may be imposed by natural laws.

Approximately 60 seconds later, flames were billowing out of the bottom of the dryer.Amazingly, my 8-year-old son and 10-year-old daughter rushed to the fire extinguisher and instructed me to grab it and empty it on the fire. 

Maybe a little low - however since we are building and I know the quality of materials we are using I have a good handle on how long they will last/cost to replace etc.If they are new builds I think most of what you would put there depends on the quality of materials used, quality of construction and the types of things that will start to wear out first based on your weather etc.Roofing, siding/windows, water heaters, appliances, exterior paint, etc are what I would foresee needing attention and the largest expenditures as time moves on (and for those of us in hail prone areas  - the random damaging hail storm)If I follow the new construction route for an extended period of time I'd plan on selling around the 10-15 year mark so I avoid the maintenance issues that will likely start popping up around then.We will use SmartSiding which has a 50 yr warranty, Smart trim and if my partner can get a hookup on some discount or odd lot Class IV impact resistant shingles we'll be using those on the roof.  

That approach is very difficult because you are - pushing up against natural sales Resistance- every other Realtor is doing the same thingThere lies the problem: Marketing incest.

Arch. shingles are a better idea,,they even make a 300 # lifetime one now resistant to hail etc.

Sounds like your market is college students... but for a quick tenant and guaranteed rent, check with the insurance agents in the area-- when insured homeowners have a fire or water damage ... the insurance co pays you directly , a HIGH rent --for many months till their house is rebuilt.It's a good networking connection to make.Zillow and Animoto work for me... never had 1 day of vacancy in 14 years(my properties all rent from $1800 to $2500 range).I don't know how to contact you, but you can pull up one of my rentals on zillow (it's rented) 8209 Raintree Lane, Charlotte NC. and here is the video...https://animoto.com/play/qx4EMcpwF2uEcEaxfSu03Qtook me 15 mins on the video... it's a one time thing really... when tenants have great looking furniture I add a few pics to add-- so you'll notice different decor throughout)and I use the same music every time too.What tenant can resist a heartwarming video with music...( If your rental isn't so fabulous-- then add in photos of great places in the area!

An overall thickness of 4mm would be my choice with a minimum of a 12 mil wearlayer combined with some type of scratch resistant coating like AO or ceramic bead.
