Risk is to be managed, not feared!

But that's as much fear of the boom and bust nature of FL as anything.But @Alysa Phalen does not need to purchase another apartment building in CO to satisfy 1031.

I feel like I'm at that spot right now, Teetering on the edge of doing something but being "fearful" of pulling the trigger. 

No fear of running afoul of the laws, more contacts, more deals, and legitimacy.

So my only fear would be having the 10 years come due right in the middle of a major economic crisis when little to no money is available for refi.

Since its my first deal I fear buying at the wrong time, though I know if the numbers make sense then that would take away most of the risk.I have a real estate investment book (by David Lindahl) that describes there being a various amount of phases: sellers market, sellers market stage two, buyers market stage one & two.

The seller did express he was reluctant to not renew lease for fear of tenants trashing house. 

Don’t expect much appreciation, but there’s not much fear of values going down either. 

I guess it’s easy for one to be emotionally fearful when the risk is a home you love vs. one you buy for investment.

My biggest fear in investing in a property, has to do with the question "what if I end up holding my property for a long time, because people aren't buying that much in my area?".
