@Gene J Jakominich Jr, it seems to me starting with a good estate plan and structure will minimize tax and delay in the transition of the properties you say you will inherit. 

You would need fat CASH to make this deal happen.

He sold a house in Sacramento with fat equity and bought a number of rental properties with the proceeds;  midwest properties with 50 years of flat line growth, that all have great cash flow. 

@Gene Chandler, it is even worse than I thought.

I would also add “How To Legally Raise Private Money” by @Kim Lisa Taylor and “It’s a Whole New Business” by @Gene Trowbridge because raising capital will be critical to your success.Finally, if your a going down the “Flipping” route, I would suggest a local REIA and Real Estate Rehabbing bootcamp; emphasis on local.
