You can face legal issues because of the existing mortgage/loan.The other options are Contract for deed and Wraparound mortgage.

I have 3 questions right off the bat...1 If I have an already existing S-Corp that houses my small business, can I list it under my S-Corp for tax purposes?

Option A, we list at this price, Option B, if you want to sell at a discount today I have a list of cash buyers that will pay 60% of that price, Option C, if you will leave the existing financing in place and sell it Sub2, then some of those cash buyers will pay 70% of Option A, or some variation of that.I guess it depends on what city your are in. 

You either pick up an existing property and the owner relinquishes their license so that you can apply for it, or you get very lucky.

If you're going to buy it from the seller subject to the existing mortgage then yes, you need the correct Subto documents. 

I would think about what asset you would want to buy and whether a good number of those exist in your local area.

We will need to know more about your credit profile but I'm happy to spend some time working on this to find a solution in this direction - if any exist.

Plan is to wall it off and convert to a 4br/2ba,  update existing bath and kitchen, new floors,  interior and exterior  paint.

There's not many markets for this and the markets that exist either need high upside or a discount to make it happen. - It's not easier getting one big check than 100 little checks.
