You can buy a list of investors or build one yourself by creating a website, driving traffic through educational content, and offering value.

My advice would be to start by educating yourselves through books, podcasts, and connecting with local investors.

Education is a wonderful thing - make sure your prospective tenants have some and motivation.  

List price, appraisals, projections and pro forma's are all educated guesses. 

When I was first on this site I would advised against paid education, I saw it as all grossly overpriced and unecessary.
