To record it as December, you would have to back date it and the bank reconcilation would be off.

I’m curious how well your tool could do that.Will it tell you to go back and take a few more photos to get a better idea of the rehab costs?

@Jonathan B.Assuming you pass the "material participation" test for 2023 and did not use the property yourself (or used very little), you should be able to treat it as an STR for 2023, including bonus depreciation.  

I'd suspect that Prime is also doing bookkeeping services.

Find others who are doing what you want to do and learn from them from a local perspective especially in the niche you're planning to pursue.

I’m buying to improve the property, listing, service, etc so i do it right away.
