hello carl,ed reid here,what you may want to consider is sking the seller to hold a 2nd mtg,typically on multifamiy you are going to need 20 to 30%,you coild also form a limited partnership with other investors,you being the general partner,hope this helps

An example I have experienced recently is a house that they quoted $950 a month rent in the pro forma when we first started talking, but in the end they rented it for $1,025.
