As the patterns on your charts have shown time and time again, human behaviors don't change be it the Great Depression or the recent Great Recession. 

It is a horrible disease and if it goes full blown (the day you close), you'll suffer sleepless nights, stress, lots of depressing road trips to your project, lost capital, and most likely be stuck with a rental house you won't want to own.

Due to artificially depressed bond rates (thank you Fed with unlimited money printing and buying of bonds) people are forced into riskier assets to get even 5% return.

@Sam Josh  Actually as it relates to the SF bay area the worse crash since the depression was NOT 08 it was 89 to 1991.you had 50% devaluation of real estate in many parts of the bay area SF included.. in 08 you only had 10 to 20% price roll back in SF and peninsula..

I have been doing mobile home parks but the cap rates are getting depressed just like apartments.
