Except that a newbie with a $500k inheritance entering into what is likely the tippy toppy point of the RE market cycle is a dangerous thing.

I believe we are in real danger of being overly regulated like Denver which will shut many investors and STR owners down so I'm asking any stake holder to keep an eye out and plan to attend the council meeting when it's announced and speak in favor of STR's. 

There's are whole streets of duplexes in my target area built like this.Small places like the ones I'm describing, the roof, gutters, and chimney aren't particularly dangerous or complex for a single skilled handyman with Craigslist helpers to replace and maintain very cheaply.

You will want to negotiate a move-out plan that will be the least stressful and most efficient for all parties involved.If you want the renter out because they're a really bad tenant (not paying rent, causing property damage, disrespectful, and/or dangerous), then do so as quickly as you can, with the help of legal counsel.
