I don't think we stop here, I would not bat an eye at 5% re-surfacing and 30-year FRM being near 8% for primary by EOY, maybe shortly thereafter.As supply increases, and rates increase, this is going to force a correction.

Even if "corrected" it could be much more expensive than a 20-30k price reduction.

This reduces my monthly payment by ~$100 a month.Am I correct to think that I am essentially paying $3500 for this refinance?

Don't be afraid to purchase the lower tier real estate the second go around if you are focused on the correct fundamentals.

Failing to budget correctly for repairs or not accounting for unexpected expenses can cause you to go over budget.

You are correct, small multi listings in A/B markets are less common, but do come on occasionally.
