I am intrigued by a Delaware LLC (or Series) for the following reasons: Confidentiality - as I understand, you do not have to name LLC owners or members when filing your certificate of formationThere is not requirement to file annual tax reports and just an annual tax of $300 (for the state)I am aware that I will need to work with a registered agent in the state of Delaware.As far as owning real estate in other states, my plan is to leverage a trust which will hold title to the property.

What you are seeing on these sites is the public version, it does not contain the confidential remarks that are only available to Realtors or any documents that are attached to the listing such as property disclosures and inspection reports.I wouldn't advise getting a real estate license just so you can have access to the MLS, there are easier ways to get that access.

I am fairly confident I can raise rent by $200-300 per unit if I do some upgrades (I.e better faucets, add a dish washer).The question is, how much should I plan to repair/upgrade based on the age of the property?

@Tyler Watts I am going to manage it myself, I have learned a lot of the handy side of things and don't have any fear of fixing the small stuff, also have built a network of handymen as far as having hvac guys, plumbers, electrician, dry wall finishers, I am confident I have that side covered.

If confidentiality is your goal, you probably do not want to list your home, business or other address in the Articles of Organization because it could be an easy way for somebody to discover that you are associated with the LLC.Solution: Get a new U.S. post office box or a UPS mailbox.

I feel confident I could get the project done for closer to $2000 total if I was managing it, however both because this house is under IRA and there's additional rules and possible scrutiny there, but because AHS was insisting on essentially verifying the licensed/insured part, we pulled the trigger on this one.Yesterday: Initial call from tenant was AC not working.
