@Michele Velazquez their fees are not out of line nationally, but you would have to contact several other PMC's locally to find out if it is normal for that specific market. 

Tile beats Acrylic any day of the week.I've never used this product but to me it just seems like a standard acrylic tub surround with some clever marketing.

You can usually tell it's abandoned just by looking at what they left behind (junk furniture, old mattresses stripped of linens, empty closets, trash, old food but not new food, etc.).After the deadline passes, dispose of it as you see fit.

Some other things to think about - with arbitrage, they buy all of the furniture, linens, kitchen stuff, TVs, decor and everything else needed.

Don't forget to factor in probably 20-30K for new furniture, decor, linens, pots and pans and all kitchen stuff, appliances, and everything a fully furnished STR needs.

He furnishes the units with antiques ... one unit even has a piano ... and provides linens and cook/dishware.  

However, I did watch a webinar of Cody Sperber known as the "clever investor" speak about wholesaling properties, and he talked about how he bought a home for under market value that a woman lived in.

I love the clever window seat; it extends the kitchen without having to resize the window.
