That being said, if I had 100k I'd finance a below market triplex/quadplex in a cheap but good cashflowing market and renovate it using the 100k to get equity and cashflow.

MTR advertising is still dominated by furnishedfinder.com, and this is a cheap, but bare bones, experience for both landlord and tenant.

Throw in uncooperative tenant, sex offender, children living within and nearby, and no current lease, and you should be running to the nearest attorney as fast as you can. 

If the kids are throwing salsa or spaghetti at each other (or better yet, the adults) then you have your answer.
