While you feel sympathy for their circumstances, you can also look at it as that they were taking some advantage of your parents' kindness, no matter how nice they are, knowing they were paying so much less than they should, and you should be able to decide what charities you want to contribute to, not feel forced to contribute to them.

Maybe add in to the lease that all police reports involving problems caused by tenants, or their guests, will result in a $100 fine, to be donated to a charity benefiting police widows and children.

Thank you for your response.I do not have the option of getting cash as the dealer sold it to the charity at dealer cost doing the fundraising, and then the charity transferred ownership to me.I can afford it, I am not rich, but I do not have any mortgages or car payments to pay.If I had won 7k cash I would not have wanted to buy one.

I don't run a charity so I want rent to be near market value as much as possible and do regular small increases every year to try and keep it from getting behind.
