It sounds like you will be self managing so I would be focus on brushing up on my property management skills.

For faucets and towel rods, brushed nickel looks high end and maintains the look longer.

Some states value emotional support animals as necessities, while others have levels to their need, a lot of it goes alongside the person's diagnosis which you cannot ask for.My advice would be to brush up on your state's laws regarding emotional support animals, and seek legal advice on the matter if its that big of a deal. 

Cheap things I have done: paint, repaint cabinets, door hardware(crazy what grandma bronze to a brushed nickel can do), cabinet hardware if you have it, and updated outlets(cheap an very easy to rewire).  

It gives me a good understanding of the market and allows me to brush shoulders with other investors that calculate their rehab costs.
