Usually, DST's are brought up in conversation for the yield/cashflow and since DST have been declared as eligible for 1031 by the IRS. 

In fact, more times than not they are case studies for alter ego theories that can be brought by plaintiffs attorneys.   

If they have the choice, they will just wait until inflation has brought wages up enough.
