Honestly, the brokerage does not mean anything especially getting started, unless they are a boutique brokerage that specializes in exactly what you are looking to do.     

Building a small boutique subdivision is considerably different than developing apartments or senior housing projects.

There are several smaller boutique hotels, care facilities or multi unit properties eligible for conversion to medium or short terms rentals that with rates returning to the 6% range on fixed term mortgages offer considerable returns and upside. 

It's also a fun area for a young person to live, as there are tons of new bars, restaurants and boutiques.
