I would say its pretty hard to predict an outcome with the current circumstance as the stock market is bouncing up and down and no "cure" for this virus.

In researching how this pandemic will affect the rental demand/prices in my target area, it's early to tell, but it looks like it has and will continue to decrease demand for a few months, and projected to bounce back by fall - but no one knows as this situation is completely unprecedented.

You really need to evaluate both markets, but if both markets have had similar impacts I wouldn't hesitate to move forward with your plan if that is your preferred course of action.The current market is a bit interesting in that some people think we are in for a long recession while others believe we will bounce back from this rather quickly after this virus subsides.

After the first house I would get my second house lined up and ready to close on month 11, pay the mortgage for month 12, get it rented, then bounce.

I don't watch the news...I watch the actual news conference.I read actual reports, and not interpretations.I realize that any economic impact on purchases, business, investments, etc...aren't based on an economic problem, they're based on a temporary medical problem.I firmly believe, the medical problem will be solved in a short enough period of time and will not have any long term major negative impact on the economy.I know that when the "hounds are released", any negatives that might have happened to the economy, will bounce back and head north faster than it went south because of a built up demand...and the fact that this problem wasn't ecomonically based in the first place.
