I have every piece of land plotted within 3 miles of our target downtown districts in Columbus Ohio and miami florida. we focus on higher density, unlimited floor area, unlimited height deals or at least midrise for economies of scale. when you get to larger deals it gets pretty boring but the money is very easy to pencil and raise capital for 

And banks won't provide mortgages for them either.And they have a tremendous drug problem and landlords bore the brunt of it.

Be sure to study up on your local rules and regulations and make sure you're comfortable with it all before taking this on.

Study the market.

I'm sure you will gain some interest from potential investors then maybe they can supply you with the down payments and you can pay them back over time and you could buy more per year.From what I know, business is a slow game and from what I hear, successful Real Estate Investing can be boring.

So first, it's the decision; is this something serious, or are we just messing around and randomly showing up at the gym here n there to play around until bored. 

Anything over 30 days just about everywhere triggers tenants rights and you could get really stuck without a full bore lease.Checking into each tenant will help keep damage to a minimum.

Performing notes like many have mentioned before are safe and boring BUT they pay every month.
