I was just trying to explore the option of doing it as a joint venture, if me and my friend buy this first rental property and it runs smooth it could always turn into more, bigger properties. 

It could be a single family as well, but with your cash position it seems favorable to go a little bigger.

The only thing I have seen is if it blocks their ability to access their property they would need to provide access Agreed . 

If its a log cabin it might have trouble qualifying for the refi - would be smart to get some opinions early if that is your gameplan - would likely be a bigger potential hurdle than the gift/original purchase process
