You should considered talking to an architect who has done ADU work in the area to knock out some of the easier questions that are explicitly stated in CA legislation. 

It was an architect design house with literallyhundreds of photos of the sellers family, all very staged.

You need architects, engineers and GC experiences with these tires of projects s as they are very different and require specific expertise.

As an architect I have studied them and have seen various projects designed and built with them.

Architects are a good place to ask because we want to make sure the contractor builds our plans correctly.

I'm ultimately having an architect get back to me regarding what the city plan checker states in my city. 

If there are design or structural issues or consolidations you will want to talk to some architects and or engineers for proposals prior to meeting with the GCs

I wouldn't worry.You can pay to have 3 more appraisers, an architect, a surveyor, and 2 home inspectors go out there, and every single one will have a different measurement.
