You could let her know that you are too small to make reasonable accomodation if the stairs become an issue, but probably not worth it.As far as rent to income ratio, this is something you should set before you start taking applications, then stick to your standards.

The LO I use for my investments can have you pre-approved same day if you submit all the necessary documents (pay stubs/W2, credit report, loan application, bank statements).

So far the applicants that are coming in are unemployed but have housing vouchers that can cover 100% of the rent.
