Because you have one of them on M2M, that gives you the opportunity to raise rent, request an application from the tenant, put your lease in place with your terms, etc. 

Same thing here with discriminating against a private pay applicant because they're not government guaranteed income.

All other factors (applicable documentation, terms/interest rates, title, requirements) seem to usually be about the same.

I am on the opposite side of you on the Mortgage Banker side of things seeing things skyrocket in terms of applications right now with out of state buyers. 

They had a low credit score but beyond that, they were a solid applicant based on their application and references.

It's a perfect example of how the most attractive applicant can be the worst choice.

You could let her know that you are too small to make reasonable accomodation if the stairs become an issue, but probably not worth it.As far as rent to income ratio, this is something you should set before you start taking applications, then stick to your standards. 

The LO I use for my investments can have you pre-approved same day if you submit all the necessary documents (pay stubs/W2, credit report, loan application, bank statements).

So far the applicants that are coming in are unemployed but have housing vouchers that can cover 100% of the rent.
