A bad website is like an anchor around your neck - load speed, functional forms, rendering on all devices, or you find out with the next Wordpress update that it completely breaks your site because the developer edited core files to get the look they wanted.

My experience has been that if major national(s) anchor the property they will have far different leases across the board.

We need to know where the properties are located and if you are a buyer or a seller.Would be prudent before you go anchors-up to appoint an attorney-in-fact to assist.

I also usually try to add language that if the main tenant or anchor tenant of the center leaves or goes dark or fails to operate that the other tenants can up and leave.  2) Regarding what to do with the space if and when they leave...There are the obvious solutions of demising the space and adding additional smaller tenants. 

I own small shopping centers & even as a broker I plan on using another very experienced retail agent for our anchor spaces if I f' up the lease renewals.

The reality is that price increases often end up "anchoring" a new price norm.

Mobile home parks, self storage, medical centers, grocery-anchored strip malls, fulfillment warehouses, etc. -- there are a lot of good options for continuing to invest in commercial during a recession!
