All the companies you mention are primarily turnkey companies.

Mention all of the pros of the property (mechanicals, rent amounts, location, etc). 

At the very worst case, as Alanna mentioned you could convert it to a LTR.

But as I mentioned, IMO you dont loose a whole lot by having it and stand a chance to gain for little extra cost.
