Are there other creative options I haven’t considered?

I sure don't want to consider myself an abuser of this forum, and therefore don't see that as a proper solution.Nonetheless I do agree with @Joshua Dorkin that it can disrupt the flow of conversation... but I don't agree that most forums act this way; I've been a member of multiple forums, and most of them have options to delete posts... rather than contacting support or marking your own post as abusive.I digress...

But make sure it is actually illegal and not just your opinion.

We have 2 San Antonio sub2 deals that are turn key homes and only require about $20-25k to close (assignment fee + closing costs).They're a great option!

So people argue a) whether it is actually required and b) what are the consequences if you do not file. 

The BP function allowing you to check references and actually talk to real clients of those QIs is a great advantage.

You really to examine your options with everything and be very choosy who you let run it for you!!! 

What would you do in my shoes I don’t invest there so take this with a slight grain of salt but I’ve heard multiple stories of basically this exact scenario someone getting offered a big payday for something in Cumberland, rejecting it & always for some reason (house burned down, block got worse, sheetz decided they actually didn’t want someone’s land for a car wash after all) always selling for like 10-20k and regretting not selling.
