For an unsophisticated investor like White coat Investors who has 250k to park as a downpayment and let it sit without any upside except for appreciation go ahead. 

In this case, I would recommend that you inform your tenants of the fact that payments made are pulled at 6 PM instead of the usual midnight closing so they should have funds available the day ahead going forward. 

In all fairness though we are conservative and I personally go visit the market ( at my expense) and the individual we are going to work with before I start the program..

Clearly, I will find a CPA but I'm trying to get ahead of the game and prepare all the things I'll need for tax filing next year. 

Follow up and ensure the loop is closed quickly.When you call the city ask what triggered the visit.

Please either go get your real estate license so you can market it legally, or go ahead and close on buying the property.  

I am convinced at this point to go ahead and list on both, I think it's going to be less of a cost than I had feared.
