If short term, some artwork would be nice, but otherwise, I’d  recommend practical items like a USB charger port, maybe some books, desk lamp, blackout curtains, maybe a fan.

This is BIG, most people drive everywhere and while you are driving you can pick up a thing or two by burning it on a USB key or a CD and going over it.#3 Pass the classroom test on the first try.

They can get on our case about uncut lawn and mossy roof, but we can work through that,  Sometimes we get higher cost insurance to get over the hump then shop it to a better policy in a year.

But for most people it's going to be a major time commitment and headache, and once you get over that hump now you have a scaling issue. 

Getting over the first-deal hump is a challenge, but I'm nothing if not stubborn :-). 

With us being new to the game, are there any other financing options that anyone knows about that we possibly could take advantage of?

It seems like the JV structure would give us a little more flexibility and mitigate us being stuck in an expensive private loan for longer than anticipated.  

I've picked up several deals because new businesses struggled to compete for residents and can't get over the hump to reach profitability. 

Ive already learned so much from the BP podcasts but I feel like being here on the site will help me overcome that hump of actually taking action.

We maintain zero debt other than our mortgages on our house and the mortgages on our rental properties and our overall expenses are relatively low.With us being in prime income earning years where I believe our income will still make steady increases over the next few years I put more money down on our last property taking a short term hit for long term gains.
