I can tell your super frustrated with people right now. 

Lower quality products have seen super low occupancy numbers as of late.  

That seems super super low.

Rent backs are super common.

Cleaner on my first property was constantly texting me with requests, schedule changes, personal issues/TMI, super long messages etc so moving over to Turno has been a nice respite. 

Super rookie here so be gentle...I am exploring the option for a possible rent-to-own situation.

I would also say that markets like Manhattan are not super representative of most markets in the US - a lot of foreign investment I'd imagine in NYC, Miami etc - I'd guess a lot of these cash purchases are more about exchanging unstable or risky foreign assets/currencies for perceived stability/safety of US top metro residential real estateI think in a lot of other markets where this isn't relevant - I think most are cash offers being "king" as not having appraisal or other contingencies that might sabotage the sale after 30 days or so and make people re-list (sellers will take less to avoid this risk and downside)

Super negative attitude towards agents on this site and it makes NO sense.I think a lot of that has to do with people's misconception of what agents actually do.

With that being said I don't have a super high limit on my cards and I also am not on promotional terms anymore to get that 0% for 12 months or so.

@Charlie Brown, I'm not super familiar with your market specifically but I think this strategy works anywhere:- Find a boutique, niche, ideally aging broker/brokerage in your market, and start adding value.
