Wood prices up 400%, steel prices 250%, used car prices 30%, housing prices 15%.

So, if you are looking at high-end cabinets and stainless steel appliances then you have to find comps in that level of condition. if you are looking to basic rental quality upgrades then the comps should be in that range.

Very nice rehabbed place (solid wood floors, upstairs, stainless steel appliances, etc).

Newer updates including a steel roof, metal siding, furnace, hot water heater, some windows, and appliances all within 2-4 years.

They are the people you see working on the large upright structures of steel at a petrochemical refinery and associated nitrogen fertilizer plant.

My commercial tenant removed the protective steel gates without my permission.

The houses likely have issues that came up during inspection (issues we would normally repair during the flip process: aluminum wiring, galvanized steel plumbing, termite infestations, etc.) and the owners are often open to a deal. 

Also good materials are galvanized steels and aluminum, they do rust differently and at a very low rate...
