Every time a guru “education” course was co pleated, I’d receive 10 -20 phone calls from either investor wannabes “building their team” in preparation for all the real estate “great” deals they were going to uncover or the same wannabes who had already identified a “great” deal (they hadn’t submitted let alone secured acceptance of an offer yet) and were lining up their financing which since they were purchasing at 50% of the value they’d end up with not only 100% financing but also walk away from the closing table with cash in their pocket.

I'm wondering if there are any strategies pros employ for multifamily inspections where it can be either done using other people's money or if a cheaper solution would work such as hiring a local property manager/agent to do a walk through.

We finished our inspection this past week and it looks like all the needed rehab to the place will be cosmetic (turns out their is a furnace and I walked right by it)!

I'd also mention that the rents were raised because they were well below market value and still are below market value, so they've been paying less in rent for X years.I'd also explain if the floors get replaced, they have to move all of their stuff out of those rooms and leave it out until the new floors can be walked on.
