Guys thanks for all the quick replies....some one asked about the $450 Insurance per month. Also had a little type in there for insurance should have been $150 / month (not $450 so that would actually make it $1800 per year...guess my fingers were moving faster than my brain. However these units are separately metered so no unexpected expenses that wayThanks for all the advice and help

I think the suggestion to just pay off the mortgage may very well be the best solution, and of course I'll keep my fingers crossed that more competitive premiums will be an option in the near future so I have a better chance of selling.

Simply pressing your fingers firmly on the baseboard or lightly tapping with the back end of a screwdriver will sometimes cause the wood to "cave in" if termites have been active.

I've done condo conversions of apartment buildings in Bellevue, Murfreesboro, and Green Hills and sold several hundred multifamily units in Middle Tennessee so I feel as if I've got my fingers on the pulse of things, but I'd need a bit more info. There's an infill boom going on in town right now, so anything with density in Germantown, The Gulch, West End, and East Nashville is going to be difficult to find and pricey.
