I have considered doing the HELOC on the paid off property vs the refi and take that money and go look for something that will be able to refi out commerical and pay all three HELOCs off or just keep the interest only and no refi and collect some extra cash for the time being.

Based on the pics it appears as though everyone on your actual street is residential.Have you made 100% that people(Commerical Access) can access your property from the residential street. 

Once a property has 5 units it is commerical in most cases and you should operate under that assumption.

I think you should first quantify what type of investment you want to make: Single family, STR, Multi, Commerical? 

I own commerical multifamily so happy tenants are more likely to refer their friends (when a vacancy opens) than ticked off ones.

Hey there, I'm a Florida commerical real estate agent and have been officially working in real estate for a few years now.

What I don't know and would love to hear from someone with experience on is whether or not commercial loans (I'd be curious about both real commerical and 5+ unit multi-family) are assumable?
