I would also recommend making sure the current owner is in good standing with the association and that all dues are current, otherwise that could become your liability post-closing.All in all, if everything checks out and the numbers work for you, condo/townhomes can be a less daunting way to break into RE investing, especially in a high-priced market like NJ.

What we do with clients who build single family and multifamily is we break the process up into several pieces.

Don't think you need to buy the first property that comes your way (I did that initially...actually just sold it at a break-even after all expenses).

There will be a breaking point, and once investors pull out and lots of underwater homeowners go in foreclosure, things will change.

Your lease should specify how a tenant breaks a lease.
