I am open to any place on the northern side of California/Oregon or Washington, However, I am also open to any other states if I could manage the property remotely.

If you're a remote investor from CA, you're going to get torched.

We've all heard of FHA and VA loans but I'm not well versed in the different types of loan programs that may be offered in California or other states.

I have LLCs set up in the state my properties are in, but if I could do it again I'd probably just do one for my home state because you have to pay business tax in CA if you live here even for out of state LLCs.

CA allows multi bene loans but they must be originated  by a CA RE broker.

I'm a California investor pushing capital into Memphis.

But your not going to have LA Brokers trolling residents of Columbus Ohio to buy 700 to 1 mil dollar SFRs for rental purposes.. when in fact many CA residents do buy those and rent them.
