It’s been on the market over a month and I believe is a little overpriced given the current interest rates at the moment. 

As long as they pay rent and pay the late fees, we don't care at all.

Last year, Partner A passed away, and their spouse (Partner A’s Spouse) inherited their 50% ownership stake in the LLC.

New builds-broke even in the '08 market on two spec homes, built my own home from the ground up twelve years ago(400k in equity).

Out here in AZ you're going to need to do a STR or MTR if you want to break even on a property with only ~20% down, but if you pick the right location appreciation should beat the national average. 

It's a complete roll of the dice when you switch to the smart meter, so this doesn't surprise me....it could go up or down depending on the actual water uage.
