Maybe the unfinished basement becomes a "wellness space" and you can attract yogis and hippie coaches and upsell for retreats.

Offer wellness gatherings if there's an event space and bring in influential life coaches/yoga types.  

Also, having an "Instagrammable moment" like a mural with your own hashtag on it as a focal point makes the social media game much more intuitive for your guests.For those with retreat properties who need to hunt down event clients, I'm hearing great things about South African VAs for outside sales. 

Maybe you should let time pass a bit and the fever retreat and the right decision might become obvious to you.If you do decide to buy, yes, you'd need to be as competition proof as possible (which will probably mean paying and rising more).
