Putting in a bunch of sly contingencies weakens the offer, it's easy to get your offer tossed out to file 13 and consider that in dealing with or through Realtors you'll get a quick reputation, you may have the highest bid and you'll still have you offer trashed.

Yet investors could still face losses if, for example, the economy weakens and renters can't keep up with their payments.Those who buy a rental property and then need their money back down the road could also get burned.

However, this small town has a high level of rental inventory on the market because it's once rapid growth and now weakened economy.  

You can obviously use it for other offers, but the amount of time it takes to close can weaken offers competing against conventional loans or cash.

Is it possible that if the economy weakens that your rent increases might not be what you projected?   

Just make sure they are not in a weakened position.
