Purchased a 2 building warehouse/service center utilizing a 11% hard money loan to gap over the down payment.  

I am having challenges finding warehouse space with fenced yards.   

They have to adjust to the water temperature.

In my area it is common for landlords to pay for heat which promotes a lot of abuse with the system in that tenants keep the heat at unreasonably high temperatures and often open the windows in the dead of winter when it can be -20 out.

Let's just hope none of your tenants read your response and figure out what a pushover and easy target you are.Not aware of any laws in Chicago or Illinois that require a landlord to provide a property with a MAXIMUM temperature.

If a Cost Segregation Study had not been performed on this $1,200,000 warehouse located in Orange, California that was purchased in 2018, it would have had first year depreciation of approximately $10,225.

The waves are getting bigger, the temperatures are getting hotter.

Do you have a set temperature limit?

The HOA of some buildings who did not have the "lodge or hotels" stopped allowing Airbnb.Commercial: it's a different beast, if you refer to warehouse, office or retail (and not multifamily).

Temperature control:  It's always naturally cooler downstairs, and in the heights of summer and winter, I just cannot get the temperature regulated for both me and my tenant to where we're both comfortable.
