I'd recommend periodically visually inspecting the water drainage flow every so often and advising future tennants that the a/c drains there, therefore please make sure that that sink drains very well at all times and notify you asap if it does not.

In Florida average homes have minimal molding, usually just base trim and door trim so the texture adds some visual interest to otherwise flat, boring walls.I think drywall texture is a perfect example of how you need to understand your market and your buyer's needs/wants.

Now for me, personally, I just put a bit more down to make it 1-1.25 DSCR just so the math on LLC's income appears differently for visual reasons but $300/mo($3600 annually and lowering each consecutive year) is a drop in the bucket for what that property will yield me year over year.
