I would tell folks at the time with 30k brand new homes that Lehigh was probably one of the cheapest places in US if not the world to live everything considered US medical and fire and police etc etc and no state income tax.So here we are today de ja vu all over again with hundreds of investors stuck with half built houses and a the vast majority of all these were spec for rental purposes not to live in..

I ask because I've interviewed a number of general contractors over the years for my various real estate projects and am shocked at how the vast majority showed up to the job site to give an estimate in a vehicle that did not display their contractor license number or business name.Aside from this one issue, they'd often have great portfolios, long list of successful permits I could verify they pulled, great references, no complaints on their license, and had been licensed for over a decade.

For now all you are going to see is more of the same because the vast majority of inventory is being held by people with 4-sub 4 rates and they can't/won't want to afford elevated prices and 6+ rates.

My eyes used to glaze over when my hubby tried to explain it back then, but now he has my FULL attention on this topic.I definitely think it is a big risk BUT the potential rewards are so vast that I think it is crazy not to dip a toe in with whatever amount you are comfortable gambling with.We saw our light coin investment almost triple in about one week...nothing else I’ve been involved in gives those kinds of returns so quickly.

@Craig Tom  fair enough  I live in Portland .. and yes its not chump change to someone.. but its not the end of the world for a 150 to 200k a year engineer  which are the vast majority of mid west investors from the bay area.. so I do apologize that I lumped all the engineers into one box.however if you look at some of the original threads on this company you will see.. the top 4 or 5 turn key operators chiming in.. and for whatever its worth..
