lol it has nothing to do with my post..but in my younger ages, I saw this movie too many times,  Real estate builder / lender committed suicide or they were fleeing to GuangDong province in China to hide after their real estate project gone foreclosure after some interest rate changes (kinda like the same story of our own McAfeee) ......this kind of event from the 1980s has the same final destination lol loleven when I am invested these days I remember these movies..... unfortunatly the GFC caused many a suicide I knew two personally.

Truly sad part for Clayton is he could have been one of the largest if not the largest re seller of turn key homes in America.. he still Is at it but man he really shot himself in the foot by not owning this stuff. and for sure he knew what was happening one cannot hide behind the fact that investors and anyone just doing a cursory drive by of a non rehabbed home that was suppose to be rehabbed.. any way.. should be interesting to see if he gets away scott free other than defending the multitude of lawsuits that are no doubt pending.

My realtor and my contractor both felt that if he was refusing to upgrade the panel it was likely an indication that he had done shoddy work on the rehab or had something to hide.

The website 51west.properties also scores low on scam advisor ("owner is using a service to hide their identity, high number of suspicious websites on the server, registrar has a high % of spammers and fraud sites, website is (very) young, website appears to be hosted by a company with a bad reputation", all according to https://www.scamadviser.com/check-website/51west.properties...)Trust your instincts.

Many times they will claim it's wonderful and then try to hide their worst deals by only showing completed deals.

If things go truly south, you may as well invest in dry goods, it will be worth more.Cryptocurrency is not regulated at this point, until then it provides a free way for anyone to move money between countries tax free; convert illegal gains from criminal enterprises, legally hide business profits as it's not recognized as money...

When you have unscheduled entry as an option, I think it encourages them to do weird stuff like hide stuff in weird spots, etc because they are always on guard.Hoarders clauses would have to be linked to fire codes I think for excess people and materials near fire sources, etc.
