What can I do legally to get this neighbor to chill out and keep me from losing tenants and rental revenue?

Raleigh and Durham very chill with STR thankfully, but you want it to work as mid or long term as a backup plan.

While EVERYONE is acting like a complete nincompoop, I effortlessly rank #1, get a ton of leads, and make a ton of money BECAUSE my competition doesn't friggin think.Now lastly.. people will read this post, while it makes complete and absolute utter sense.. they will still ignore it and sent their next batch of mailers out next week.mind blowing I tell you.

I'd say go for the split — practical, economical, and folks dig that personal chill vibe.

The entire point of the thread was to evaluate the statement that I've heard many heavy hitters utter on the BP podcast and in BP books.

And I’m pissed, need to chill a bit.

i think that has gotten slightly better in the past few months - it was utterly out of control for the past few years. 

If something goes wrong out of state you cannot see things on the ground, have zero knowledge of the area, and are utterly dependent on people who get paid by commission to give you honest, disinterested, descriptions (up front as to what you are buying) and advice. 

These are the tough conversations with sellers you have to have when they let their parks and trailers deteriorate to the point of utter distress.
